Many outright owners tend only to use their property for 4 to 12 weeks a year, yet they still have to bear the costs attached to 52 weeks’ ownership. But with fractional ownership properties that would otherwise be sold outright may now be purchased in multiples of Twelfth and Quarter Shares.

These two basic schemes offer purchasers the choice of owning their property for consecutive months, or splitting up their months over the year on a fixed or rotating basis. This allows every purchaser to buy the right option according to their needs, so appealing to the retired, families and young couples alike.

An annual Management Fee covers much of the running costs, such as rates, insurance, utilities standing charges, administration, periodic external repainting and maintenance of communal areas, while a sinking fund provides for the refurbishment of the interior of the property.
